It can also be a time-consuming and costly one if you're not familiar with all aspects of the process and don't have all the best information and resources at hand. Your first step to purchasing a home is to find a mortgage lender or mortgage broker who can help you identify your maximum purchasing price around your budget. This information is shared with your Realtor in the form of a pre-approval letter. From the moment you start the process do not buy any large purchase on credit or take out any other loans as that will affect the mortgage loan process and may stop you from being able to purchase. Knowing your maximum purchase price will save you time in the search process by allowing you to focus only on the properties that fit your budget. Once you have your purchase price then share that with your favorite Realtor (me) and we can start having you look at property listings. Your budget should be key and you do not have to spend the maximum amount; you will know what level of mortgage you are comfortable with and of course no one likes to be house poor by only taking care of the mortgage and not being able to enjoy a movie or a night out with the loved ones.
While getting your loan and finances prepared, you should also start identifying the cities and neighborhoods you would like to live in. Finding the cities you want to live in and writing down the property type and what specifics you want in a home is crucial information for both you and your Realtor. These property criteria are what will be entered into your personalized property search. At that point, we will narrow down the available options that fit your property needs and select homes for viewings. You will be in my care the entire way, and we will sign a buyer's agreement to support each other and ensure that you succeed.
One of my specialties is representing the best interests of my buyers throughout the home buying process. Do you need closing cost credits? Ask your mortgage bank or mortgage broker for assistance; then, ask me how I can help or do I have any ideas on where to find funds to help. Know that your family and friends can also provide gift funds to help. If that is the case, banks and lenders will want to see those funds seasoned in your bank or in the bank of the person gifting the funds. No matter what, we will work together to come up with solutions to fit your situation.
